BCS is the market leader in the Australian Body Corporate/Strata Management industry

BCS is the market leader in the Australian Body Corporate/Strata Management industry; Their Properties include residential, commercial, resort & mixed-use developments. BCS decided to consolidate three properties into one to reduce overheads and improve efficiencies. The brief was to keep it simple and create an environment reflecting their leading market position. They also needed the design to be flexible, support productivity and enhance team relationships.

BCS was scrutinised from a staff and customer viewpoint alike. An initial staff survey was followed by an envisioning session, resulting in a Master Plan.

The Masonic Centre is probably one of the most controversial buildings in Sydney. Designed in 1974, its brutalism architecture has been redeemed and is now praised for its beauty. The most interesting thing about the building is that it was built in the negative – by pouring concrete into the form and then stripping it away. It is fully supported on a central lift core without using perimeter or internal columns.

The building has floor-to-ceiling windows spanning the whole exterior with City skyline views. The design intent was to keep the built-up space and the workstations clear of the windows to allow everyone to enjoy the views and natural light.

The former reception had no daylight and was poorly designed for visiting property searchers; The new reception is light and open, with impressive views and direct access to multi-sized meeting rooms.

We created a large kitchen/lunch room with various types of seating; A bright & colourful environment took up one of the building’s curved corners. The space can be opened up for larger functions through a sliding glass wall.

A repeat series of colourful stripes were designed to bring animation & excitement. Large graphics were provided to glass walls for privacy and to add colour and vibrancy to the space. 

The project proves that budget doesn’t have to constrain design creativity.
